Some credit history is required. If NO credit history is present on the screening background, additional rental conditions must be met in order to consider an application for rental.
UNACCEPTABLE CREDIT MARKS
COLLECTION ACCOUNTS/JUDGMENTS Delinquent accounts shown on a credit report for unpaid rent and/or utility delinquency. Withholding credit information that would otherwise support denial.
COMBINED COLLECTION, CHARGE OFF & DELINQUENT ACCOUNTS THAT ARE PAST DUE Delinquent accounts shown on a credit report for unpaid rent and/or utility delinquency. Withholding credit information that would otherwise support denial.
PRIOR UNLAWFUL DETAINERS OR EVICTIONS Evictions that resulted in a writ of recovery within 3 years of submitting this application may be cause for denial. All other evictions will not be cause for denial.
The combined household is required to provide gross income requirements which must be equal to or greater than 2.5 times the total monthly payment. (The total monthly payment may consist of: rent, storage, garage, pet rent, etc.) We will allow an exception where the applicant can demonstrate a history of successful rent payment with the same or lower ratio of income to rent.
The combined household will be asked to provide one (1) year of positive and verifiable rental history or home ownership. Insufficient rental history will not be grounds for denial unless the applicant in bad faith withholds rental history information that might otherwise form a basis for denial. Address omissions or errors may be grounds for denial if they reflect bad faith withholding or prevent verification.
Bigos Management allows two (2) occupants per bedroom with a maximum of six (6) occupants per unit.
We do not deny based on: any arrest or charge in an inactive case that did not result in conviction; participation in or completion of diversion or deferral of judgment programs; any court file that is not public, has been expunged, or has been destroyed; any conviction that has been vacated or expunged; or any conviction for a crime that is no longer illegal in Minnesota. A petty misdemeanor is not grounds for a denial because it is not a criminal offense.
All offenses/crimes listed below are based on the Sentencing Date. (Sentencing Date means the last date of sentencing served (not the incident date, charging date, conviction date, or sentencing hearing date). If there were multiple sentencing components or dates, we use the most recent/last date of sentencing served for purposes of determining the applicable time period.)
Before denying an applicant for criminal history, the Landlord will consider supplemental evidence provided by the applicant if provided at the time of the application submittal.
UNACCEPTABLE OFFENSES/CRIMES
OFFENSES AGAINST PROPERTY
Example: stealing, theft, arson, burglary, larceny, shoplifting, destruction of property
Misdemeanor/Gross Misdemeanor: any within the last 3 years
Felony: any within the last 7 years, except first-degree arson is within 10 years
OFFENSES INVOLVING GAMBLING
Example: illegal lotteries, bookmaking, gaming
Felony: any within the last 3 years
OFFENSES AGAINST ANIMALS
Example: cruelty against animals
Misdemeanor/Gross Misdemeanor: any within the last 3 years
Felony: any within the last 7 years
OFFENSES INVOLVING FIREARMS OR WEAPONS
Example: possession of a firearm, reckless use of a weapon
Misdemeanor/Gross Misdemeanor: any within the last 3 years
Felony: any within the last 7 years
OFFENSES AGAINST PERSONS
Misdemeanor/Gross Misdemeanor: any within the last 3 years
Felony: any within the last 7 years, except first-degree assault, first, second, or third-degree murder, aggravated robbery, first-degree manslaughter (609.20, subd. 1, 2 and 5), or kidnapping (609.25, subd. 2(2)) is within 10 years
OFFENSES INVOLVING ORGANIZED CRIME OR CONSPIRACY
Example: conspiracy, money laundering
Felony: any within the last 7 years
OFFENSES INVOLVING FRAUD
Example: fraud, deception, corruption, forgery, passing bad checks
Misdemeanor/Gross Misdemeanor: any within the last 3 years
Felony: any within last 5 years
OFFENSES INVOLVING ILLEGAL DRUGS
Example: possession or use of drugs or drug related paraphernalia, possession with intent to sell, sale of illegal drugs, drug trafficking
Misdemeanor/Gross Misdemeanor: any within the last 3 years
Felony: any within the last 7 years or any felony of the illegal manufacture or distribution of a controlled substance
OFFENSES INVOLVING COMPUTERS OR TELECOMMUNICATIONS
Gross Misdemeanor: any within the last 3 years

OFFENSES INVOLVING ALCOHOL
Example: public drunkenness, driving under the influence, driving while impaired

OFFENSES INVOLVING FAMILY RELATIONS
Example: neglect of children, spousal abuse, domestic violence, child abuse, abduction
Misdemeanor/Gross Misdemeanor: any within the last 3 years

OFFENSES INVOLVING SEX OR SEX CRIMES
Example: sexual assault, rape, seduction, molestation, indecent exposure, prostitution
Misdemeanor/Gross Misdemeanor: any within the last 3 years
Felony: any within the last 7 years, except first-degree criminal sexual conduct (609.342, subd. 1(b) or (g)) is within 10 years or any lifetime sex offender registered
OFFENSES AGAINST GOVERNMENT OR GOVERNMENT OFFICIALS
Example: escape and rescues, obstructing justice, resisting arrest, insurrection
Gross Misdemeanor: any within the last 3 years
Felony: any within the last 5 years
OTHER VICTIMLESS OFFENSES
Example: destruction of document, false impersonation, reckless driving
Felony: any within the last 5 years
OFFENSES AGAINST PUBLIC PEACE OR ORDER
Example: disturbing the peace, disorderly conduct, harassment
Misdemeanor/Gross Misdemeanor: any within the last 3 years
